Steel Decks and Balcony Structures
Elevated structures people stand on. In California, that means an engineer, a permit, and an inspection.
Residential balconies and commercial deck frames. Steel structure only. Designed, drafted, stamped, fabricated, and installed by one company.
2026 pricing
Steel structure only. Decking surface, waterproofing, and finishes are not included. Installation available after site visit and field review.

Guardrail is priced separately. Budget 42-inch OSHA guardrail at $165 – $225 per linear foot, or a decorative banister at $200 – $300 per linear foot from the price guide.
California balcony inspections
California requires periodic inspection of exterior elevated elements on multifamily buildings, and a significant share of those inspections turn up dry-rotted wood framing that has to be replaced. Steel is a common replacement path because it removes the failure mode entirely.
What we build
| Type | Detail |
|---|---|
| Residential balcony | Cantilevered or supported steel balcony frame, ledger or column supported, with connection design to the existing structure |
| Commercial deck frame | Larger elevated steel deck structures for restaurants, offices, multifamily, and mixed-use |
| Wrap-around deck | Multi-face deck structures following a building perimeter |
| Replacement framing | Steel replacement of failed wood-framed balconies and walkways |
| Stairs and landings | Egress and access stairs serving the deck |
| Guardrail and banister | Priced separately. See handrails and guardrails |
Steel structure only. Decking surface (composite, wood, concrete, pavers), waterproofing membranes, flashing, and coatings applied to the walking surface are not in the published pricing. Tell us the intended deck surface at quote so the frame is detailed to carry and drain it correctly.
What we need to quote a deck or balcony
- Plan dimensions and the height above grade
- What it attaches to: wood framing, concrete, masonry, or steel
- Cantilevered or column supported
- Intended walking surface and whether it is waterproofed
- Occupancy: residential, restaurant, assembly, or industrial. This drives live load
- Guardrail style and linear feet
- Access: door threshold height, and any stairs required
- Whether this is new construction or a replacement of an existing structure
- Existing structure condition, with photos, if it is a replacement
- Jurisdiction, for permit planning

Common questions
How much does a steel balcony cost?
A residential balcony structure runs $12,000 – $25,000 and a commercial deck frame runs $25,000 – $75,000 and up, in 2026 Northern California. That is steel structure only: it excludes the walking surface, waterproofing, and guardrail. Guardrail adds $165 – $225 per linear foot for 42-inch OSHA, or $200 – $300 per linear foot for a decorative banister. Installation is quoted after a site visit.
Do I need a permit and stamped drawings?
For an elevated structure people occupy, almost certainly yes. We have engineers on staff who design, draft, and stamp structures and pull permits when a project requires it, so the calculation package and the fabrication come from the same company. Connection design into the existing building is the part that most often requires a stamp, because it depends on what is actually behind the wall.
Can steel replace a rotted wood balcony?
Yes, and it is a common reason clients call. Steel removes the dry-rot failure mode that drives California's exterior elevated element inspections. The engineering question is always the connection into the existing building and whether the supporting structure is sound, which is why we field-verify before quoting rather than pricing from a plan.
Is the decking surface included?
No. Published pricing is steel structure only. Composite decking, wood, concrete topping, pavers, waterproofing membrane, and flashing are separate. Tell us the intended surface up front because it changes the framing spacing, the drainage detail, and the connection design.
How do you handle waterproofing at the building connection?
That detail is coordinated with your waterproofing contractor or architect, because the membrane and flashing sequence has to be right and it is not steel scope. What we control is providing the correct ledger, standoff, and drainage slope so a proper detail is possible. Getting this wrong is the single most common cause of balcony failure, so we would rather discuss it at design than at installation.
Do you work on multifamily properties?
Yes. We mostly operate in the commercial and industrial sphere, and we are open to larger high-end residential. Multifamily deck and balcony work sits between the two.
Send plan dimensions and a photo of what it attaches to
The connection into the existing building drives most of the engineering and most of the cost.
